$150 – $1,000That is the typical roof leak repair cost in 2026 for a small leak with no water damage, such as resealing a vent or replacing a few missing shingles: HomeGuide puts a minor leak at $150 to $1,000 and Fixr at $150 to $800, with a national average of $800 across all leak repairs. Larger leaks that have already soaked the decking or the ceiling cost $1,000 to $6,000 or more by HomeGuide’s figures, and up to $8,000 by Fixr’s. Where the water gets in, and how long it has been getting in, decide which end of that range you land on.
A leak rarely shows up where it starts. Water can run along a rafter or the underside of the decking for several feet before it drips onto the ceiling, so the first cost is often finding the source. The figures below break the bill down by leak source, by roof material, by the emergency work that sometimes comes first, and by the interior damage that is priced separately.

Roof leak repair cost by severity
| Severity | HomeGuide (2026) | Fixr (2026) | Forbes Home (Dec 2024) |
|---|---|---|---|
| Minor: small leak, no water damage | $150 – $1,000 | $150 – $800 | $150 – $1,500 |
| Moderate: larger leak with some water damage | $1,000 – $3,000 | $800 – $3,000 | — |
| Major: structural or interior water damage | $3,000 – $6,000+ | Up to $8,000 | $1,500 – $8,000 |
The jump between rows is mostly hidden damage. Replacing rotted roof decking or sheathing costs $2 to $5 per square foot, new underlayment $0.75 to $4.00 per square foot, and a roof truss repair $300 to $1,700 or more, usually with an engineer confirming the fix (HomeGuide). A leak caught early never reaches those lines.
The three guides agree closely on small leaks and diverge at the top: HomeGuide stops its major tier at $6,000 or more, while Fixr and Forbes Home both reach $8,000. Forbes Home prices a leak repair specifically at $400 to $2,500 (Forbes Home, December 2024), a higher floor than the two 2026 guides.
Cost by leak source
| Where the leak is | HomeGuide | Fixr |
|---|---|---|
| Clogged gutters | — | $100 – $250 |
| Cracked pipe boot (plumbing vent) | $250 – $600 | $100 – $600 |
| Metal gas vent collar | $400 – $1,500 | — |
| Vent or other flashing (reseal or replace) | $100 – $500 | $200 – $600 |
| Missing or damaged shingles | $100 – $300 (up to 25) | $150 – $450 |
| Nail pops | $200 – $500 | $200 – $500 |
| Valley | $300 – $1,500 | $300 – $1,500 |
| Skylight | $225 – $800 | $300 – $800 |
| Chimney: minor cracks, flashing | $150 – $700 | $200 – $3,500 (all chimney leaks) |
| Chimney: major work such as a new crown | $1,000 – $3,500 | |
| Ice dam removal and related repair | $350 – $1,500 | $400 – $1,500 |
On leak sources the two 2026 guides line up closely: nail pops and valleys are priced identically, and most other rows differ by $100 or less at either end. The widest gap is vent flashing, where Fixr’s range starts $100 higher than HomeGuide’s.
Estimate your roof leak repair cost
Use the tables above to estimate your cost. The interactive calculator needs JavaScript.
Our estimate: the calculator combines the two 2026 guides by taking, for each leak source, the lowest low and the highest high of HomeGuide’s and Fixr’s ranges in the table above. The permit range spans Fixr’s $50 to $500 and HomeGuide’s $70 to $250; the 60% labor share is the figure both guides give. The result is our arithmetic on their published ranges, not a measured price, and it leaves out rotted decking and interior repairs.
Pipe boots and vent collars. The rubber, metal or plastic boot around a plumbing vent pipe cracks with age and sun. Replacing one usually costs $250 to $600, but steep pitches and special materials can push it past $1,500. A loose metal collar on a gas appliance vent lets heavy rain run down the pipe; that repair runs $400 to $1,500 or more (HomeGuide).
Flashing around other vents. Ridge, intake and exhaust vents are all openings in the roof. Resealing or replacing the flashing around a leaking one costs $100 to $500; replacing the whole vent costs $200 to $700, or $7 to $15 per linear foot (HomeGuide).
Shingles. Replacing and sealing up to 25 asphalt shingles costs $100 to $300. If a whole section has to be redone, expect $350 to $1,000 per square (100 square feet), or $3,000 or more when the structure underneath is damaged (HomeGuide).
Valleys, skylights and chimneys. A valley repair normally means lifting and reinstalling the valley flashing, at $300 to $1,500; replacing decking, underlayment and shingles around it can reach $6,000. Skylights leak when the seal or flashing fails, and a skylight beyond repair costs $800 to $2,400 to replace. On a chimney, a new cap costs $200 to $850 and sealing the masonry $150 to $400 (HomeGuide).
Cost by roof type
| Roof type | HomeGuide | Fixr: minor leak | Fixr: major leak |
|---|---|---|---|
| Asphalt shingles | $100 – $300 (up to 25 shingles) | $150 – $800 | $800 – $2,500 |
| Architectural shingles | — | $200 – $900 | $900 – $3,000 |
| Flat | — | $150 – $1,000 | $1,000 – $4,000 |
| Metal | $5 – $15 per sq ft, labor included | $300 – $1,500 | $1,500 – $4,000 |
| Cedar shake | — | $400 – $1,200 | $1,200 – $6,000 |
| Tile | $200 – $900 on average; $60 – $125 per tile replaced | $450 – $1,500 (concrete); $500 – $1,800 (clay) | $1,500 – $7,000 (concrete); $1,800 – $8,000 (clay) |
| Slate | $10 – $30 per sq ft (broken pieces replaced) | $700 – $2,500 | $2,500 – $20,000 |
Material is the smaller part of the bill. Labor often makes up 60% or more of a roof leak repair, and roofers charge $40 to $100 an hour depending on location and complexity (HomeGuide); Fixr also puts labor at around 60% of the total (Fixr). Steep pitches, complex roof layouts and multi-story homes cost more because the crew needs more time and safety gear.
For context, the median roofer in the United States earned $26.65 an hour in May 2025, according to the Bureau of Labor Statistics. The billed rate also pays for insurance, equipment, the truck and the time spent quoting and travelling.
Finding the leak: inspection cost
If you cannot trace the leak yourself, a professional roof inspection costs $100 to $400 for the roofer to check the whole roof, find the entry points and judge the damage (HomeGuide). A patch applied from inside the attic only treats the symptom: every roof leak needs to be fixed from the outside.
Emergency tarping and after-hours calls
| Service | Cost installed |
|---|---|
| Standard roof tarp | $0.70 – $2.00 per sq ft |
| Emergency tarp (after hours) | $1.00 – $2.80 per sq ft |
| After-hours call-out fee | $100 – $200 extra |
| Typical total for a tarp job | $175 – $700 |
Our estimate: tarping 250 square feet after hours would cost about $350 to $900, calculated as 250 × $1.00 to $2.80 per square foot plus a $100 to $200 call-out fee, using HomeGuide’s rates above. This is our arithmetic, not a measured price.
A tarp is a stopgap, not a repair. Heavy-duty 10-mil tarps can hold for up to two years, thinner ones about three months (HomeGuide). If you plan to file an insurance claim, the Texas Department of Insurance advises making temporary repairs, such as a tarp on the roof, and keeping the receipts, but not making permanent repairs until the insurer has seen the damage (Texas Department of Insurance).
Interior damage is a separate bill
| Interior work | Typical cost |
|---|---|
| Small patch of water-damaged ceiling drywall | $200 – $500 |
| Ceiling water damage, leak fix and drywall repair | $500 – $2,500 |
| Mold remediation | $1,500 – $6,000, up to $15,000 for a whole attic |
Roofers fix the roof; the stained or sagging ceiling below usually goes to a drywall or restoration contractor, and it has to wait until the leak is fixed (HomeGuide). Dry the area quickly: the Texas Department of Insurance notes that mold can start growing within a day after a leak (TDI).
Does homeowners insurance cover a roof leak?
It depends on why the roof leaked. According to the Texas Department of Insurance, most homeowner policies cover sudden and accidental water damage but usually do not cover damage from gradual leaks or seepage (TDI). The same regulator lists wear and tear, including worn roofs and rotted boards, among the things home policies will not pay for (TDI).
In practice, a leak after a storm tears off shingles is the kind of loss a claim is built for; a leak from a pipe boot that cracked with age usually is not. Policies differ, so read yours or ask your agent before assuming either way, and report hidden water damage quickly: TDI notes you usually must report it within days of first seeing it.

Repair or replace the roof?
Replacing a roof is often more cost-effective than repeated repairs when the roof is old or more than 25% of it has major damage (HomeGuide). Fixr adds a simple test: if the repair would cost 50% or more of a replacement, replacing is the better long-term option (Fixr). Older roofs also cost more to repair and need repairs more often as the materials wear out. If one roofer recommends a full replacement, get a second opinion and ask them to show you why. Our guide to roof replacement cost breaks down what a new roof costs by material and size.
How to keep the bill down
- Act on the first stain. A small leak fixed early costs a few hundred dollars; the same leak left for a season can reach the decking, the ceiling and the insulation.
- Book during business hours when you can. After-hours tarping costs more per square foot and adds a call-out fee.
- Check your attic after heavy rain. Wet insulation or dark wood near a vent pipe or chimney points the roofer straight to the source and shortens the inspection.
- Ask whether debris removal and the permit are included. Disposal adds $60 to $125 or more, and permits $70 to $250 for larger repairs (HomeGuide); Fixr puts permit fees at $50 to $500 depending on the scope and the local fee schedule (Fixr).
- Get at least three written, itemized estimates, and be wary of any quote far below the others.
Questions to ask before you sign
- Where exactly is the water getting in, and can you show me photos of it?
- Does the quote include materials, labor, cleanup, disposal and any permit?
- What happens to the price if you find rotted decking once the shingles are off?
- Is your company licensed and insured, and can I see the certificate?
- What warranty do you give on the repair, and does it affect my roof’s manufacturer warranty?
