Hardwood Floor Refinishing Cost in 2026: Prices per Square Foot

$2 – $8 per sq ftThat is the typical hardwood floor refinishing cost in 2026 for a full sand and refinish, labor and finish included, according to HomeGuide (July 2025). Staining sits at the top of that band. For a 400-square-foot area, HomeGuide puts the total at $800 – $3,200; Fixr (January 2025) gives a national average of $1,200 for a typical job. A lighter screen-and-recoat costs a fraction of that, if the floor only needs a fresh topcoat.

Refinishing is one of the cheaper ways to change how a room looks, and it is usually far cheaper than new flooring. The price depends mostly on how many square feet you have, whether the floor needs full sanding or just a recoat, whether you add stain, and the extras: stairs, repairs, dust control and moving furniture. The figures below compare three published cost guides so you can see where they agree and where they do not.

The guides agree that a full sand and refinish lands somewhere between $2 and $8 per square foot and that a buff-and-recoat is the cheap option. They disagree on the recoat itself: Fixr and Today’s Homeowner put buffing at $1 – $2.50 per square foot, while HomeGuide’s screen-buff-recoat range runs $2 – $5. Fixr says labor is $2 – $5 per square foot, about $700 of its $1,200 average job; Today’s Homeowner says labor is often 80% or more of a professional project’s total.

Small rooms agree closely across the three guides. Large areas do not: for 2,000 square feet, Today’s Homeowner’s $4,000 – $6,000 is well below HomeGuide’s $4,000 – $14,000, and Today’s Homeowner itself gives two different ceilings for its overall range ($6,000 in one place, $8,000 in another). Treat the whole-house numbers as wide and get local quotes. HomeGuide also notes that some refinishers have minimum charges for small jobs, and that doing several rooms at once can cost less overall.

Stain or natural?

Leaving the wood its natural color is the cheaper choice. Fixr and Today’s Homeowner both put stain at an extra $1 – $3 per square foot, and HomeGuide’s stained jobs run about $1 per square foot above unstained ones ($3 – $8 against $2 – $7). Whitewashing needs both sanding and staining, which is why HomeGuide puts it at the top of the price range.

Because labor is most of the bill, the finish you pick changes the total less than the per-gallon prices suggest. What does add up is the number of coats: HomeGuide prices each extra coat of finish at $0.50 – $1.75 per square foot.

Ventilation and fumes

Floor finishes give off fumes as they cure. The EPA (page updated June 23, 2026) notes that paints, varnishes and wax all contain organic solvents, that many volatile organic compounds are consistently higher indoors than outdoors, and that its first recommendation is to increase ventilation when using products that emit them. Ask your refinisher how long the rooms should stay closed off and aired out for the finish they plan to use.

Our estimate: a straight staircase of 13 steps would cost about $325 – $1,105 to refinish, multiplying 13 by HomeGuide’s $25 – $85 per step (Fixr’s $25 – $45 per step gives $325 – $585). The step count is our assumption; this is a calculation, not a measured price.

Dustless systems capture sanding dust with specialized equipment, which HomeGuide says keeps the home cleaner and reduces cleanup afterwards. If your house was built before 1978 and the job will disturb painted surfaces, such as painted trim or a painted floor, the EPA Renovation, Repair and Painting rule (page updated June 17, 2026) requires anyone paid to do that work to be an EPA-certified firm using lead-safe practices. The rule is written around disturbing paint, so this question matters only if paint is involved.

Refinish or replace?

Refinishing wins on price by a wide margin. HomeGuide puts new hardwood flooring at $11 to $25 or more per square foot installed; Fixr puts replacement at $14 – $32 per square foot, roughly two to three times the cost of refinishing. HomeGuide says refinishing suits surface damage such as scratches, dullness or minor stains, while replacement is necessary for extensive water damage, warping or wood too thin to sand safely.

How many times a floor can be sanded matters here. HomeGuide says solid hardwood can be refinished 4 to 10 times depending on thickness and past sanding, and engineered hardwood only if the wear layer is at least 2 millimeters thick, typically 1 to 3 times; floors with very thin layers or acrylic finishes cannot be sanded at all. It suggests refinishing every 7 to 10 years, and says the job takes 2 to 6 days. If you are planning a bigger project, compare with our guides to kitchen remodel cost, bathroom remodel cost and basement remodel cost, where flooring is one line of a larger budget.

How to keep the bill down

  • Check whether a buff and recoat is enough. All three guides price it below a full sand, but HomeGuide says it only suits floors in good condition.
  • Skip the stain if you like the natural color: it adds $1 – $3 per square foot (Fixr, Today’s Homeowner).
  • Move the furniture yourself. HomeGuide lists $20 – $50 per room when the contractor does it, and Today’s Homeowner advises clearing rooms to save on labor.
  • Do several rooms in one visit. HomeGuide notes minimum charges on small jobs and says bundling rooms may cost less.
  • Get at least three quotes on identical measurements, with materials, labor and fees itemized (HomeGuide). Our guide on how to find a contractor covers checking licenses, insurance and references.

Questions to ask before you sign

  • What exactly is included in your price per square foot?
  • Does my floor need a full sanding, or would a screen and recoat do? How many sanding passes will you make?
  • Which finish do you recommend, and how many coats are included?
  • How do you control dust, and is a dustless system extra?
  • Will you move the furniture, or should I? Is baseboard removal included?
  • How long until we can walk on the floor and move back in, and how should we ventilate?
  • If my home was built before 1978 and you will touch painted surfaces, are you an EPA lead-safe certified firm?
  • Are you licensed and insured, and do you warranty labor and materials?
